It’s been way too frustrating for me to get started with apartment building investing. How do you get started and what do you when you don’t have your own money or credit to do the deal?
When I first wanted to get into apartment building investing I didn’t find a lot of books on the subject. So I attended a boot camp but it was expensive. The seminar itself cost $3,000 and I had to travel there by air plus book a hotel for 3 days. The course was not bad but I had to listen to a bunch of product pitches throughout the day. And if I REALLY wanted to be successful I needed to sign up for the $15,000 coaching program, which I didn’t.
Once I got back home, life took over and it took several months for me to actually take action. By this time the seminar seemed like a distant memory and I could only consult my workbook outline and notes (there was no book, transcript or recording included). I then spent another $1,000 on a CD audio course that came with a 100 page book, but the quality of both was poor. The CDs were a grainy recording of that instructor’s entry-level course and again, if I wanted access to the “real” thing I needed to attend his boot camp. How frustrating and aggravating!
I started looking for deals but it took me 4 hours to answer the question “what is the most I can pay for this deal and why?” so that I could get back to the broker and start the negotiating process. Four hours to analyze a deal was way too long. Over several years and hundreds of deals I now have the process down to 10 minutes using the popular Syndicated Deal Analyzer software.
The next challenge I had was that I didn’t have the money to buy a $500,000 apartment building. I did finally do my first deal, a 12-unit apartment building that I bought with 5 other investors. I bumbled through the money raising process and figured things out largely by trial and error until I created a repeatable system for raising money.
This deal took four months to close because of various issues uncovered during due diligence that required a re-negotiation of the contract, remediation of compliance violations, and a repair credit. Despite my detailed due diligence and re-negotiations, this first deal was almost my last. As soon as I closed, one of the tenants made my life a living hell and almost bankrupted the entire project. After two years we were able to stabilize the property and increase income by 50% and are now on track to double the value in another three years.
I’m grateful I’m around to tell the tale but I was thinking there had to be a better way to get started with apartment building investing, especially when you don’t have your own money or credit.
People at my local real estate club started asking me questions about raising money and getting into apartment buildings. Lorsque j’ai voulu me lancer dans l’investissement dans la construction d’appartements, je n’ai pas trouvé beaucoup de livres sur le sujet. J’ai donc participé à un camp d’entraînement mais c’était cher. Le séminaire lui-même a coûté 3 000 $ et j’ai dû m’y rendre en avion et réserver un hôtel pour 3 jours. Le cours n’était pas mauvais mais j’ai dû écouter de nombreux pitchs de produits tout au long de la journée. Et si je voulais VRAIMENT réussir, je devais m’inscrire au programme de coaching de 15 000 $, ce que je n’ai pas fait.
Une fois rentré chez moi, la vie a repris le dessus et il m’a fallu plusieurs mois pour passer à l’action. À ce moment-là, le séminaire semblait n’être qu’un lointain souvenir et je ne pouvais que consulter le plan et les notes de mon cahier (aucun livre, transcription ou enregistrement n’était inclus). J’ai ensuite dépensé 1 000 $ supplémentaires pour un cours audio sur CD accompagné d’un livre de 100 pages, mais la qualité des deux était médiocre. Les CD étaient un enregistrement granuleux du cours d’entrée de cet instructeur et encore une fois, si je voulais accéder à la « vraie » chose dont j’avais besoin pour assister à son camp d’entraînement. Comme c’est frustrant et agaçant !
J’ai commencé à chercher des offres, mais il m’a fallu 4 heures pour répondre à la question « quel est le montant maximum que je peux payer pour cette offre et pourquoi ? afin que je puisse revenir vers le courtier et commencer le processus de négociation. Quatre heures pour analyser une affaire, c’était beaucoup trop long. Sur plusieurs années et des centaines de transactions, le processus ne prend désormais plus que 10 minutes en utilisant le logiciel populaire Syndicated Deal Analyzer.
Le prochain défi que j’ai dû relever était que je n’avais pas l’argent nécessaire pour acheter un immeuble d’appartements de 500 000 $. J’ai finalement conclu ma première transaction, un immeuble de 12 logements que j’ai acheté avec 5 autres investisseurs. J’ai parcouru le processus de collecte de fonds et j’ai compris les choses en grande partie par essais et erreurs jusqu’à ce que je crée un système reproductible pour collecter des fonds.
Il a fallu quatre mois pour conclure cet accord en raison de divers problèmes découverts lors de la diligence raisonnable qui ont nécessité une renégociation du contrat, la résolution des violations de conformité et un crédit de réparation. Malgré ma diligence raisonnable et mes renégociations détaillées, ce premier accord était presque mon dernier. Dès la fermeture, l’un des locataires a fait de ma vie un enfer et a failli mettre tout le projet en faillite. Après deux ans, nous avons pu stabiliser la propriété et augmenter les revenus de 50 % et sommes maintenant en bonne voie de doubler la valeur dans trois ans.
Je suis reconnaissant d’être là pour raconter l’histoire, mais je pensais qu’il devait y avoir une meilleure façon de commencer à investir dans un immeuble d’appartements, surtout lorsque vous n’avez pas votre propre argent ou crédit.
